Everglades Terms & Conditions

We look forward to welcoming you. When you make your booking you are entering into an agreement with us. Please read our terms and conditions of booking below.

Arrival and Departure

Check in is available from 4.00pm to 10.00pm (16:00 to 22:00) on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival.

We ask that you please vacate your room by 10.30am (10:30) on the morning of departure. We have a busy cleaning schedule and need access to the room after this time.

Reservations, payments and cancellations

Please note the cancellation policy before committing to a reservation.

For direct bookings made with us – In order for us to confirm a reservation, payment is usually required in full at the time of booking. If payment is not received 3 working days we will contact you and have the right to cancel your reservation.

Should you cancel within 30 days of your stay, or you do not show, we reserve the right to charge the first nights rate. In certain circumstances we may offer you a credit for a future stay.

For bookings made online – or via online travel agents may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet. Please note that any refunds will be processed by the on-line agent and not Everglades.

Any additional charges incurred during your stay at the property should be settled with us before departure. Please note that we do not have access to guest bank account or credit card details.

Cancellation by Us

Should it become necessary for us to cancel your booking we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we will attempt to book you into comparable alternative accommodation, and pay up to £30 towards any price difference for the first night. Our liability will not extend beyond these conditions.

Car Parking

Ample car parking is provided on our private driveway. Cars parked are at owners risk.

Change of Room

If a booking is taken out for a specific room and the room is not suitable due to circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality. All of our Suites are of the same quality and same price.

Damage and Breakages

Please take care as you are responsible and liable for any breakages or damages which you may cause to the building or its contents. Please report any issues as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.


Some of the data gathered during the course of a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.


Breakfast is optional and served in to the guest rooms. Please notify us of any special dietary requirements and be very clear on allergies. Breakfast is prepared to order and therefore we require a minimum of 12 hours notice, we may not be able to provide items upon immediate request.

We are happy for guests to share breakfast orders or to self cater.

Fire Risks

We do not allow any smoking in the rooms, or BBQs or naked flames (such as candles), as these are a fire risk and also invalidate our hotel Insurance. Guests who persist in smoking in the room may be asked to leave with no refund.
All rooms have kettles (the Oak also has a toaster and microwave), guests should access due care and attention with hot foods and liquids, especially where children are concerned.


You have access to your room 24 hours a day throughout your stay using a set of keys given to register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £5.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.

Guests are asked to take care whilst in the garden and walking on paths, especially in wet or icy conditions. Children are to be supervised on the outdoor play equipment at all times.


Please note children, under 18 years of age, cannot be accommodated in any of our rooms without an adult present. We would ask you not to leave children under 14 years of age alone in a room whilst you go out, as they are not our responsibility and this would pose an issue in the event of a fire or emergency.

Lost Property

We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging. You are welcome to pop back and collect any left items.

Missing Items

We reserve the right to charge for missing items (disposable slippers are free to take away, however bath robes are not).


Any outstanding payment is due on the morning of departure and we accept cheques, cash, paypal and bank transfer.


Pets are not permitted. Assistance dogs are welcome.


We reserve the right to change our prices at any time, for example to reflect seasonal variation or special events. This does not affect bookings already made. We also reserve the right to impose a 2 night minimum stay during peak periods.

Termination Policy

Everglades reserve the right, at its discretion, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others. In such circumstances any outstanding account must be settled and no refunds will be made.


All published rates are inclusive of VAT at the current rate.

Wi-Fi Access

By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.

We reserve the right to amend these terms and conditions at any time.

You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.

If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts.
