Arrival and Departure
Check in is available from 4.00pm on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival.
We ask that you please vacate by 10.00am on the morning of departure. We have a busy cleaning schedule and need access to the cottage after this time.
Reservations, payments and cancellations
Please note the cancellation policy before committing to a reservation.
Should you cancel within 30 days of your stay, or you do not show, we reserve the right to charge 50% of the total price of the stay.
For bookings made through an online travel agent (Booking.com) there may be subject terms and conditions in force at the time of booking. Please note that any refunds will be processed by the on-line agent and not us.
Cancellation by Us
Should it become necessary for us to cancel your booking we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we will attempt to book you into comparable alternative accommodation, and pay up to £30 towards any price difference for the first night. Our liability will not extend beyond these conditions.
The Cottage is let as a 3 bedroom house, for up to 4 guests. It also has a 4 bedroom house for up to 6 guests. The attic room master suite is locked and not available when booked for 4. Exceeding occupancy is not permitted and will incur charges, or in extreme cases you may be asked to leave.
On Street parking available outside property. Cars are parked are at owners risk. Pay and display car park 200m away.
Damage and Breakages
Please take care as you are responsible and liable for any breakages or damages which you may cause to the building or its contents. Please report any issues as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repairs or replacement if the damage is significant.
Some of the data gathered during the course of a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.
We do not allow any smoking in the building, or BBQs or naked flames (such as candles), as these are a fire risk and also invalidate our Insurance. Guests breaking fire rules may be asked to leave with no refund. In the kitchen, guests should take due care and attention with hot foods and liquids, especially where children are concerned. We are not liable for accidents.
You have access to the cottage 24 hours a day throughout your stay using a set of keys in the keypad. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £5 per key.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or employee. Guests are asked to take care whilst in the garden and walking on paths, especially in wet or icy conditions. Children are to be supervised outside, especially on the road by the front door.
We would ask you not to leave children under 14 years of age alone in the cottage whilst you go out, as this would pose an issue in the event of a fire, accident or emergency.
We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging. You are welcome to pop back and collect any left items.
We reserve the right to charge for missing items.
Pets are not permitted. Assistance dogs are welcome. Guests who choose to ignore this may be asked to leave with no refund issued.
We reserve the right to change our prices at any time, for example to reflect seasonal variation or special events. This does not affect bookings already made. We also reserve the right to impose a 7 night minimum stay during peak periods.
We reserve the right to terminate, without notice, a booking where the behaviour of guests is deemed unacceptable or illegal, or as a result of actions which are likely to endanger or offend others. In such circumstances no refunds will be made.
All published rates are inclusive of VAT at the current rate.
By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.
We reserve the right to amend these terms and conditions at any time.
You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.
We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.
Please remember to log-out of any on-line accounts before you leave (eg, Netflix, Prime, Disney etc).
If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.
This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts.
Very comfortable bed, breakfast delicious and plentiful. We stayed in the chalet, very warm and cosy, also soundproofed for an excellent night's sleep. Jo and Vern are lovely people, perfect hosts, nothing is too much trouble, we felt at home straight away and didn't regret for one second choosing Everglades.
